Collective fixture debt
To create a bulk asset debt, click on the Fees link from the menu in the left column, and in the upper right corner of the page that opens, you will see two buttons: Add Debt and Add Bulk Debt. Add debt is a screen that we use to add debt to a single person. Adding bulk debt, on the other hand, is the screen where we will add debt to more than one person in more detail.
Let's click on the Add Aggregate Debt button. You are asked for the following data on the Add Batch Debt screen.
Debit Type: You must select the type of lump sum you add. Let's select the option “Collective Asset Debt”. (Selectable here in the option of lump-sum debt or other lump-sum debits.)
Description: The description part comes automatically by Biyos in the form of the Year We Are - Month of the Month we are in (2016 - December dues). If you create a repeat task, it will continue for months and years until the last repeat date.
Accounts: There are two options in the form of tenants, if not, floor owners and floor owners.
Tenants, or if the floor owners option is selected, reflect the collective contribution debt created to the tenant if there is a tenant in the apartment and to the floor owner if there is no tenant in the apartment.
If the
floor owners option is selected, it reflects the created collective contribution debt only to the floor owners.
If there are accounts that you do not want to transfer the debt in the bulk debit that you created, you can exempt them by selecting them by clicking on the “Add exception” link located just below the accounts field. (For example, if the manager does not pay the cost of this asset or pays part of it
)
Amount: Enter the amount of debt that will be transferred to the selected accounts in the created batch debit.
Date of
Issue: It is the date on which the collective debit was issued. Automatically today's date will come. You can enter a date forward or backward.
Due Date: It is the last payment (maturity) date of the debt. The end of the month date comes automatically. You can enter a date forward or backward. According to the due date you entered, Biyos will inform you on the dues screen how many days are left to pay the debt or how many days have elapsed. At the same time, according to the due date, if your late payment compensation is active, the daily delay compensation will be added at the rate you set.
Repeat: You can also repeat this debt at future times by clicking on the “Repeat” button located just to the right of the issue date. When you press the Repeat button, the following fields will appear instead of the Edit Date and Due Date;
First Repetition Date: Enter the first recurring date of the debt generated i.e. select the start date. (For example: 01.10.2025) You can enter a date forward or backward.
Repeat to Date: Select that date from the date you want the debt generated to be repeated from the first repetition date. (For example: 01.10.2026) Due Date:
Automatically arrives at the end of the month in which the recurring date was created. Here you can change the automatic incoming end of month field.
Click the eye icon to the right of the Repeat Until Date field to view the repeat task that has been completed, and you can see on which dates the repeat task will run and the due date.
Category: You can select the category of the debt record you created or create a new one. (For example; Fixtures, Thermal Insulation, Roof Transfer, etc..)
Finally we can save the debt record that we have created by clicking on the “Save” button.
Note: If no floor owner or tenant assignment has been made in an apartment, a collective asset debit is not created.
Reminder: You can delete bulk debits that you create.
