In order to meet the needs of the premises, the building fee collected from apartment residents in a certain amount must be paid equally by all floor owners. So, how many months does the building fee come if the building fee is not paid?

Without

any time limit for payment of building fees in accordance with the Law on Floor Tenancy, a lawsuit may be filed against the owner or the owner of the floor who does not pay the advance share, each of the other floor owners or the manager, in accordance with the management plan, this Law and the general provisions, and enforcement proceedings may be carried out. The relevant Article of the Law is set out below;

Article 20:

Unless each of the floor owners has otherwise agreed between them:

a) Equal to the expenses of the janitor, the heating attendant, the gardener and the guard and the advance to be collected therefor;

b) at the rate of its own land share to be collected for the insurance premiums of the parent real estate and other expenses such as maintenance, protection, strengthening and repair expenses of all common premises, as well as manager's pension, as well as operating expenses and expenses of common facilities;

He is obliged to participate.

c) The share of these expenses and advances cannot be avoided by the floor owners renouncing the right to use common premises or facilities or claiming that there is no need or need to benefit from them due to the situation of their independent part.

The owner of the floor, who does not pay the full share of expenses and advances, is obliged to pay delay compensation with a monthly five percent account for the days when he is late

in payment.

If the expenses in the first paragraph have been caused by a defective act of one of the owners of the floor or of the person benefiting in any form from his independent part, the participants in the expense shall have the right to recover the payments due to the owner of the floor or to the person who caused the expense.
