. Theapartment manager is assigned to the majority in terms of both the number and land share of the floor owners. The manager is reappointed each year at the statutory annual meeting of the floor owners board; the former manager can be reappointed.
If the owners of the floor cannot make a decision between them and appoint an administrator, they must apply to the relevant Magistrate's Court of that place. After the application, the owners rest, and the manager is appointed to the main estate. The appointed administrator cannot be replaced for six months. However, if there is a legitimate reason, the administrator can be replaced by
the Court. Theselection of the apartment management is carried out at the meetings of the owners of the floors. The general assembly must be called at least 15 days in advance for the meeting.
It is necessary to convene the board of owners of apartment floors no less than once a year.In the management plan, a meeting is held in the first month of each calendar year, if such a time is not indicated.
In the case of collective structures such as housing estates, the boards must meet in the first month of the second calendar year at the times indicated in the management plans, not less than once every two years, if no such time is indicated.
In the contract concluded with him when the manager is appointed, he may be required to show a guarantee; even if there is no such condition in the contract, if there is a legitimate reason, the board of owners of the floors may ask the manager to provide a guarantee.
